Real Estate Report: Flawed National Numbers

By Judy Szablak

While Westport’s real estate market may have been faring reasonably well over the last few years with all things considered, nationally it may be worse than first thought.

This week the chief economist of the National Association of Realtors (NAR), Lawerence Yun, disclosed that estimates of previously-owned home sales have been erroneously inflated going back to 2007.

He said this “double counting” which occurred through October of this year has given a false picture of the state of the national real estate market. NAR’s reports are closely followed as a gauge of the health of the housing industry.

This week’s market stats: there was a 6.5 percent drop an inventory last week alone, and there are now just 258 single family homes that are actively on the market.

Descendants Join in Honoring 18 St. John Place

By Dave Matlow

In another recognition of preserving Westport’s heritage, Peter and Jackie Spera on Friday received a Westport Historical Society (WHS) plaque adding their 1931-built home at 18 St. John Place to the WHS list of notable Westport homes. But it was not an ordinary ceremony.

When the Speras purchased the house in December 1999, they did not know that descendants of the original owners currently reside in Westport. But that all changed in September 2010.

That is when Westporter Joanne Koeller, a granddaughter of the original owners, Selleck and Dorothy Warren, her maternal grandparents, stopped by to introduce herself. She had spent much of her youth in the house with her grandmother, who died in 1999 at 103.

Jackie Spera responded by giving her a tour of the house. Subsequently the Speras contacted the WHS to document the origin of the house and to acquire a historic plaque that designates the year the house was built.

Real Estate Report: More Evidence of Market Comeback

By Judy Szablak

A recent Forbes.com articled highlighted the top 16 U.S. cities where housing prices are making a comeback. No. 2 on the list is New York City, and that’s great news for Westport.

The top Manhattan real estate brokers are already seeing a lot of activity, as pent up demand is starting to take shape for an improved market next year.

The importance of the market growth in New York City should not be taken lightly, as its market trends inherently translate to a positive trickle down effect for Westport.

Coupling the good news with Manhattan’s market, is that when you also consider that Forbes named Bridgeport as the No. 1 rebounding market in the country, it would seem that we are geographically poised for a better 2012. The weekly market statistics:

A Developer’s Plan Adjacent to Old Town Hall

By Dave Matlow

From a tiny drive-up to a 4,600-square-foot commercial building, Westport developer Rob Haroun has big plans for the property he owns at 100 Post Road East next to old Town Hall.

Haroun, who will go before the Zoning Board of Appeals with his project on Tuesday night, plans to demolish the former bank drive-up structure in the spring of 2012 to begin construction on his one-story building.

He said the new structure will have a brown brick exterior similar to that of the old Town Hall located at 90 Post Road East and occupied by the retailer Spruce.

Haroun said the new building will blend in with other downtown brick structures such as the nearby Post Office, the police station on Jesup Road, and Urban Outfitters scheduled to open on Post Road East. He said his building’s exterior will also have a limestone border around the windows and a small courtyard in front.
