She said that Signorello, owned by Westporter Pina Signorello Manzone, closed before Christmas. An application for a permit to demolish the house at Westport’s 5 Ledgemoor Lane, off Whitney Street, is in process. Built in 1954, the two-story split level has 2,480 square feet and is situated on a 1.18-acre property.  Because the house was built more than 50 years ago, the application will be reviewed by the Westport Historic District Commission. Real Estate Report: 2012 Looks Promising

By Judy Szablak

The year ahead looks quite promising. Historically, presidential elections have brought about increased real estate activity.

Coupled with low interest rates and increasing consumer confidence, I expect that 2012 will far surpass 2011’s sales in volume, although it does not appear that any major price adjustments are likely any time soon.

Anticipate a few minor “bumps” to contend with come spring and early summer. That’s when we expect to begin to see Westport’s “shadow inventory” coming on to the market and competing with owners wishing to sell their homes.

The same segments of the market that fared better than others this past year will most likely continue to outperform their much larger and pricier counterparts in the year ahead.

The reasons John Geiger gave Monday for the 57-year-old business staying put are pleas from customers plus the fact sales doubled in 2011.

He did not mention a number of negative reactions to the preliminary plans, including from a now-elected member of the Planning and Zoning Commission.

“Believe it or not, but we doubled our sales this year, and that’s pretty remarkable in this economy,” said Geiger, whose father Frank Geiger started and heads the business at 1135 Post Road East.

The shocking national indices show prices are down an average of 32.1 percent since their mid-2006 peak.

Although consumer confidence is at its highest level since April, home prices have registered a 3.4 percent decline for the year as of October.

The New York area MSA once again fared better than the majority of cities indexed, showing only a minus 2.0 annual change from last year.
