Real Estate Report: Low Inventory Can Impact Market

By Judy Szablak

Sellers have as much to do with the market as buyers. If there is not enough inventory for active buyers to choose from, it has the possibility to negatively impact the market.

In the peak home selling season, there are anywhere from 350 to 400 or more properties available for sale at any given point. Right now we have less than 60 percent of that amount of homes for sale throughout Westport.

Although the lack of available inventory is normal in January, this year is somewhat different. It is evident that the buyers are already out, and may not have the opportunity or luxury to wait. Another incentive? Lack of competition makes it easier to sell a home.

The year is just beginning, and the traditional home buying season is not yet upon us, but properties are selling well and the market looks promising.

An application for a permit to demolish the house at Westport’s 10 Keenes Road, off Morningside Drive North, is in process. Built in 1955, the 1 1/2-story cape has 1,707 square feet and is situated on a .38-acre property.  Because the house was built more than 50 years ago, the application will be reviewed by the Westport Historic District Commission. “I’m really excited,” said owner Harvey Skolnick. “It’s a new venture, this change after all these years. And the new location is not far from here so it’s basically the same for my clientele.”

The move from 68 Main St. for one of the few remaining privately owned retail stores on Main Street will come “in the spring,” Skolnick said.

“The rent for the same amount of space—about 1,100 square feet—will be about half of what I pay on Main Street,” he said.

The Bridgeport metropolitan area (Fairfield County) is a newcomer to January’s improved market list.

The report shows that 76 markets around the country have improved, and markets that are on the upswing have nearly doubled since the December IMI report.

More encouraging news from this report is that the markets that have shown improvement are not concentrated in one area of the country, and only five metropolitan areas showed a decline.

Comings and Goings: Brandman’s Paint Closes

WestportNow.com Image
After a 50-year presence in Westport, Brandman’s Paints and Decorating Center, 413 Post Road East in the Compo Shopping Center, has closed, according to owner Larry Curry. However, its decorator services will remain but under the ownership of Bridgeport-based Painter’s Supply which will open in the same location “in a few weeks,” according to a store manager, Matt Auchy. Curry said the Westport store was first at Sconset Square (then known as Sherwood Square) as The Paint Bucket starting in the 1960s and then relocated to the Compo Shopping Center in the 1990s. He said its Norwalk, New Canaan and Stamford stores will remain open. (CLICK TO ENLARGE) Dave Matlow for WestportNow.com
