By Judy Szablak

With the market heating up, be prepared for multiple offer situations. The market is better than it has been in recent memory.
First, if you have not been pre-qualified or pre-approved by a bank, do so now. If you were to find a great home tomorrow, a lack of preparation could cost you the opportunity to buy that home.
If you are purchasing a home and not obtaining a mortgage, be prepared to show proof of funds with your offer.

The National Association of Realtors latest Pending Home Sales index (PHSI) remains at second highest level since 2009, although limited inventory is the primary reason why figures have fallen slightly to just under 0.4 percent since January.
Locally, we are seeing continued and healthy deposit activity, in spite of minimal inventory. In fact, homes are selling at approximately the same rate that they are coming on to the market.
