An application for a permit to demolish three residential structures at Westport’s 26 and 20 Morningside Drive South is in process. The main house, built in 1853, a two-story antique has 2,664-square feet and is situated on a 2.37-acre property. A second structure, a one-story contemporary barn, previously used as an artists’ studio by its prior owners Walter and Naiad Einsel, was built in 1970.  Because the main house was built more than 50 years ago, the application will be reviewed by the Westport Historic District Commission. Real Estate Report: ‘Attractive’ Has Different Meanings

By Judy Szablak

Special to WestportNow

It’s safe to say that most people know that an attractive home in Westport will sell quicker than one that does not have that adjective attached to it.

However, the term is broad and carries different meanings, and just to clarify, an “attractive” home in the marketplace also refers to its condition, functionality, immediate area and price, besides its curb appeal.

A home’s overall condition suggests that the major components are in good working order, and it has been maintained properly.

Its functionality refers to the ability of the home’s design to fit with, or easily adapt to ones needs, and have resale ability when that time comes.

Tesla Eyes Former Dragone Motors Property

By James Lomuscio

Denied a dealership and service center in Westport’s Saugatuck area last year, electric vehicle manufacturer Tesla appears to be eyeing the space recently vacated by Dragone Classic Motors at 176 Post Road West.

At tonight’s Planning and Zoning Commission (P&Z) meeting Eric D. Bernheim, attorney for property owner applicant 176 Post Road West LLC, did not say Tesla by name. He referred to it as only “a company that sells exclusively electric cars, not hybrids.”

The reason Bernheim played it close to the vest during the pre-application hearing before the P&Z is that a text amendment is in the works for two options the property owner is considering to expand the existing building’s coverage.

The applicant wants to expand the building from its current 10,000 square feet to 17,000 to 20,000 square feet, Bernheim said.

Real Estate Report: Decor Makes All the Difference

As much as one would like to think that it doesn’t, or shouldn’t matter, it does; and affects the ultimate purchase price.

When a home has too many furnishings and/or excessive tchotchke or personal effects, rooms can be hard to visualize for buyers. Room sizes appear smaller, and visitors can get caught up noticing the items that are “in” the house, as opposed to the home itself.

If a home has outdated décor, not only does that also make a home difficult to envision as one’s own, it can also send a subliminal message that the home may not have been well maintained.
