An application for a permit to demolish the house at Westport’s 25 Prospect Road, between Hillspoint Road and Greens Farms Road, is in process. P&Z to Hear Electric Vehicle Text Amendment

With Tesla eyeing the former Dragone Classic Car showroom on Post Road West, a text amendment and a site plan application for an electric vehicle (EV) dealership are set to be heard by Westport’s Planning & Zoning Commission (P&Z) Thursday, officials announced.

“The application to locate an EV automobile dealership to 176 Post Road West is contingent upon approval of the text amendment,” said Planning and Zoning Director Mary Young, adding that the P&Z will hear both applications simultaneously.

Attorney Eric Bernheim of Halloran and Sage submitted text amendment 755 to modify zoning regulations to facilitate an EV dealership locating in Westport.

A companion special permit and site plan application submitted by Peter Romano of LandTech asks to locate the EV business to 176 Post Road West.

Real Estate Report: Open Houses Not Generally Helpful

By Judy Szablak

Most sellers think that public open houses are a necessary or integral factor in selling a property, and many Westport homeowners agree with those thoughts.

However, according to the National Association of Realtors statistics released earlier this year, just 7 percent of homes sell as a result of open house signs, or yard signs.

Sales occurring directly from an open house didn’t even make the list.

The study went on to say that 81 percent of home sales occurred between just two sources.

There are a number of ways to gauge the market. Inventory is one, and closed sales is another. Both are extremely important when it comes to pricing a home, and that is whether one is buying or selling.

However, initial deposits and pending sales tell us what’s currently trending, and should also be factored in to the mix, as that assists us in seeing what is projected in the very near future.

Currently, we have 27 homes under initial deposit, and another 30 that are scheduled to close.
