This gain represents the most significant increase in the index since 2006, and the ninth consecutive increase in home prices nationally on a year-over-year basis.

CoreLogic, a leading property information, analytics and services provider, noted that all but six states are experiencing year-over-year gains, and Connecticut was one of five states with the lowest home price depreciation of -0.5 percent

“As we close out 2012, the pending index suggests prices will remain strong.” said Mark Fleming, chief economist for Corelogic.

An application for a permit to demolish the house at Westport’s 282 North Ave., near Coleytown Road is in process. Built in 1934, the two-story custom colonial has 7,888 square feet and is situated on a 2.42-acre property. WestportNow.com Image
Sherpa Fitness, located at 292 Post Road East, across from Playhouse Square, since 2007 has relocated to the lower level of 1555 Post Road East. Owner Jean-Paul Desrosiers, a resident of Weston who was raised in Westport, Mass., said the new 3,000-square foot facility was formerly occupied by the Kelly & Co. gym which vacated in September. Desrosiers said he and a former partner were the original owners of Westport’s Target Training, located at 772 Post Road East, which they started in 2005. A former semi-pro cyclist who served in the U.S. Marine Corps from 1993 to 1999, Desrosier said the theme of Sherpa Fitness is “to help their clients reach their physical and mental goals just as sherpas help those to climb Mt. Everest.” (CLICK TO ENLARGE) Dave Matlow for WestportNow.com

Taking into account Case/Shiller indices, the National Association of Realtors Pending Home Sales (PHSI) and the National Association of Home Builders reports, along with other respected sources,  and reviewing their findings along with our town’s activity, 2013 has the potential to be the best market we’ve had in years.

The average sales price increased almost 4.7 percent from last year to $1,401,041, and the highest sale price reported through our MLS was $5.25 million.

Unit sales also increased by 4.7 percent on a year-over-year basis to 361 single family homes sold.

WestportNow.com Image
John’s Best Pizza, 361 Post Road West, will close on Jan. 20 or 21, according to Dino Avellino, owner since 1980 of the restaurant that dates to 1967. “I’ve been on a month-to-month lease for about a year but now the landlord wants to increase the rent, and I cannot afford it,” said Avellino, who turns 62 next month. “Business is slow but I could survive if it stayed at the old rent.” Avellino said John’s Best pizza restaurant was opened on July 1, 1967 by his cousin, Ralph Sandolo who, now at 84, still owns six other John’s Best Pizza restaurants in Connecticut—Norwalk, Ridgefield, Wilton and Brookfield. “This is the only John’s Best that’s closing,” he said.  Avellino said John’s Best Pizza is one of the three oldest pizza places in Westport—the others are Westport Pizzeria and Angelina’s. Real Estate Report: Another Positive Indicator

Pending home sales have also risen for 19 consecutive months on a year-over-year basis.

The PHSI, a forward looking indicator which reflects contract signings (but not closings), rose 1.7 percent to 106.4 in November, and is 9.8 percent above November 2011 when it was just 96.9.

The index has not been this high since April 2010, when it reached 111.3, and that was mainly due to buyers trying to beat the home buyer tax credit deadline. Another previous high of 107.9 was recorded in February 2007.
