Real Estate Report: Year Past and Ahead

By Judy Szablak

If last year’s market was any indicator of things to come, we should be in good stead for 2013.

Taking into account Case/Shiller indices, the National Association of Realtors Pending Home Sales (PHSI) and the National Association of Home Builders reports, along with other respected sources,  and reviewing their findings along with our town’s activity, 2013 has the potential to be the best market we’ve had in years.

2012: Year in Review

The average sales price increased almost 4.7 percent from last year to $1,401,041, and the highest sale price reported through our MLS was $5.25 million.

Unit sales also increased by 4.7 percent on a year-over-year basis to 361 single family homes sold.

Westport homebuyers sought out larger homes in 2012 than they did in 2011. The average size of a home sold last year increased by almost 7.5 percent to 3,761 square feet from the prior year.

Condo sales were down almost 15 percent to just 30 units sold. Just as with single family homes, buyers opted for larger condominiums than they did in 2011, with an average size of units sold at 1,836 square feet.

While annual sales have not reached the 400-unit per year mark as they did in 2007 and previously, the market is more active than it has been since that time.

On average, Westport values are just about at 2005 levels, which is much better than what Case/Shiller reports for the country as a whole.

2013: Year Ahead

The numbers look good for increased sale prices and units sold for the coming year, although it will be interesting to see what effect, if any, that the new “Obamacare” tax of 3.8 percent will have on Westport’s real estate market.
