Real Estate Report: Again, Westport is Different

By Judy Szablak

November and December sales in Westport were both very strong in their own way, which is quite a pleasant disparity from the latest S&P/Case-Shiller indices. The much anticipated monthly report came out earlier today, and noted a consecutive decline in both November and December sales for the major metropolitan areas.

Real estate is so very hyperlocal, and what you see happening around the country is not necessarily occurring here in Westport.

During the month of November, we had 24 sales, including two of which were notable—one at 15 Yankee Hill, which closed at $5,720,000, and another at 38 Bermuda Road, which closed at $5,9 million. According to our Multiple Listing Service, there was more than $44.6 million in closed volume.

December had 44 closed single family sales totaling more than $59 million in total sales, representing almost twice as much in unit volume.

He said they are Lou Prumotl, the primary investor, and Eric Johnson, who will manage the eatery and the weenie mobile with Arciola’s help through May.

Prumonti is not new to the restaurant business, said Arciola. He said he currently owns three others—Sunrise Grill and Valentino in Norwalk, and a restaurant along the marina in New Rochelle.

Arciola, 44, assumed the ownership of JR’s Hot Dog Stand, as it was formerly known, in 2003 when he purchased it from his cousins Carolyn and Junior Bieling, who owned the iconic site since 1970.

Real Estate Report: Upper Price Ranges Hottest Sector

By Judy Szablak

As the spring market begins to emerge in Westport, a choice few price ranges within its borders are heating up as well.

The hottest price pockets in town right now are between $3-3.5 million, $3.5-4 million, and tied for third place are the $2.25-2.5 million and the $5-10 million range.

There are currently 22 homes listed as being available in the $3-3.5 million range. One property is currently under the first stage of deposit, while another five homes are pending, and scheduled to close.

Maybe those figures are somewhat indecipherable to those who are not actively engaged as local Realtors. However, the deposits within the short time frame signify the healthiest market in this sought-after price range in a very long time.

Westport’s Blight Preservation Board, at its meeting on Thursday, will discuss the unoccupied house located at 17 Wake Robin Road, off Greens Farms Road near the Sherwood Island Connector, as it relates to the recently enacted anti-blight ordinance (see WestportNow, Sept. 3, 2013).  According to Steve Smith, Blight Enforcement officer, “the board will determine if the house meets the criteria for the blight ordinance and, if so, determine the recommended remedy and time frame.  The one-story ranch, situated on a 1.01-acre property has 2,190 square feet and was built in 1950. Smith said the absentee owners reside in Georgia. (CLICK TO ENLARGE) Dave Matlow for WestportNow.com

WestportNow.com Image
Patio.com, 645 Post Road East, the outdoor furniture and patio accessories store, will relocate to 919 Post Road East, by mid-March according to store manager Kim Currie. The new site was the 71-year home of Cedar Brook Cafe which was demolished three years ago (see WestportNow Feb., 16, 2011). “We’ve been at this location for about 20-25 years,” Currie said. “Our lease was up for renewal and it seemed like the right time to relocate.”  She said the new space “is beautifully designed, has high ceilings—it really kicks things up a notch.”  Currie said there are 14 Patio.com stores along the East Coast, three in Connecticut—Greenwich, Ridgefield and Westport. Co-owned by Westporters Dave and Phil Ross and their brother Mitch, a Darien resident, Patio.com’s main warehouse, showroom and corporate offices are in Stamford.
