Real Estate Report: Lack of Inventory Affecting Closings

By Judy Szablak

Simply put, lack of inventory, coupled with the extreme weather, has adversely affected the number of Westport closings this year.

The 23 single family home sales in 2014 is evidence of that. In fact, sales are down by almost 30 percent compared to 2013’s first 45 days. But this should not be taken as a negative sign for the rest of this year.

The continued inclement weather has put a damper on new listings, and although there are many buyers that are out and looking to move into Westport, they are just not finding what they are looking for.

A home that is priced correctly and shows well is apt to sell in most any kind of weather, and sellers need not wait until the beginning of the so called “spring market” to effect a sale, as it is already here.

Real Estate Report: Buyers Still Want Big

By Judy Szablak

Homes are getting larger, again, in Westport. But not for the sake of just being spacious. it’s what today’s buyers are demanding.

With all the new construction that seems to be taking place, one might be surprised to find that the overwhelming majority of single family housing stock in town has less than 4,000 square feet, because it just doesn’t seem to match percentage-wise what is available for sale.

Almost 77 percent of the approximate 8,200 houses in Westport are less than 4,000 square feet, while this same size category represents just 46 percent of the homes that are currently available.

The fastest growing home size segment is between 5,000 and 7,500 square feet, which represents almost 30 percent of the current active listings.
