Real Estate Report: Year-End Sales Push On

By Judy Szablak

The year-end push is on for home sales in Westport, and this period is traditionally one of the best times of the year to purchase a property.

The nature of the real estate market is that it is seasonal as well as cyclical. Often, there is a little more negotiating room with sellers in the fall, and prices are generally the lowest of the year.

If a goal is to close in 2015, there will have to be enough time to secure a mortgage if needed. That process usually takes anywhere from 30-45 days, which means that an agreement needs to be reached with a seller by mid-November at the very latest.

Buyers as well as sellers should take this narrow window of opportunity to accomplish their goals.

The 38,000-square-foot, Class A medical office center consists of four buildings that were once part of a seven-building,145,190-square foot Riverside Avenue complex constructed from 1981 to 1986 that housed Marketing Corp. of America.

An announcement said leases have been signed with Village Pediatrics and Women’s Healthcare of New England, both at No. 323. Village Pediatrics relocated in August from 156 Kings Highway North. Women’s Healthcare of New England has its base office at 761 Main Ave, Norwalk.

“Westport Center for Health now represents the largest assemblage of medical space in Westport, Conn., and is well-designed to become a highly convenient ‘one stop shop location for patients seeking care in the area,” the announcement said.

An application for a permit to demolish the house at Westport’s 14 Bauer Place, off Old Road, is in process. Built in 1946, the 1-1/2 story cape has 1,284-square feet, is situated on a .25-acre property and changed partial ownership in August for $50,000 for 1/5 interest. Because the house was built more than 50 years ago, the application will be reviewed by the Westport Historic District Commission. (CLICK TO ENLARGE) Dave Matlow for WestportNow.com
