Comings & Goings: Riverside Medical Complex Opens

Boston-based The Davis Companies (TDC) has announced it has completed the substantial renovation of an underutilized office park at 321-329 Riverside Ave. to create Westport Center for Health. It calls it “the largest assemblage of medical space in Westport.”

The 38,000-square-foot, Class A medical office center consists of four buildings that were once part of a seven-building,145,190-square foot Riverside Avenue complex constructed from 1981 to 1986 that housed Marketing Corp. of America.

An announcement said leases have been signed with Village Pediatrics and Women’s Healthcare of New England, both at No. 323. Village Pediatrics relocated in August from 156 Kings Highway North. Women’s Healthcare of New England has its base office at 761 Main Ave, Norwalk.

“Westport Center for Health now represents the largest assemblage of medical space in Westport, Conn., and is well-designed to become a highly convenient ‘one stop shop location for patients seeking care in the area,” the announcement said.

David Allen, a TDC vice president of asset management, said, “We recognized an opportunity to create a high-quality medical office campus that is unlike any other in Fairfield County. This property now fills a need for premier medical office space. We look forward to welcoming additional healthcare providers to this Class A campus.”

In creating Westport Center for Health, “TDC successfully reimagined four neglected office buildings” and invested “significant capital to reposition the buildings, which were well suited for medical office space, with flexible spaces for large or small practices,” TDC said.

TDC purchased the buildings’ loan before lifting them out of foreclosure in November 2012, the announcement said.

TDC then implemented a comprehensive capital improvement plan, “providing an unmatched parking ratio of 6 per 1,000 including 77 garage spaces, improved landscaping, roof repairs, signage program, exterior siding repairs and painting, as well as a completely renovated lobby,” the company said.

TDC said its successful repositioning and renovation projects throughout the Northeast include repositioning Charles River Plaza, which sits immediately adjacent to Massachusetts General Hospital, into a mixed-use center.

Currently, TDC said it is reimagining Pittsburgh’s landmark Union Trust Building into an office building with retail, restaurant and public meeting space.

The company also said it recently completed substantial upgrades to The Center at Corporate Drive in Burlington, Mass. and The Xchange in Bedford, Mass., transforming two outdated office parks into modern office campuses.
