Real Estate Report: How Many Homes to Look At?

By Judy Szablak

Whether you are trading up, downsizing, or moving into Westport for the first time, the same question arises over and and over from all types of buyers: “How many homes should we, or do we need to look at?”

The answer is not the same for everyone. Given optimum circumstances, you may only need to look at one house, or maybe five or six.

Some people may need to see 10 or more. One thing for sure, you will know it is the right house the moment you enter, or shortly thereafter.

A home is not anything even the slickest salesperson can sell you if you do not want it, and the most professional agents know this already.

The sale, completed today, was to Forstone Capital, LLC, a Darien-based real estate investment firm that also owns 1365-1391 Post Road East, the site of Anthropologie and the building that houses Balducci’s, Friedman said.  One of Forstone’s principals, Brandon Hall, lives in Westport.

The $9.2 million sale was recorded Friday in the Town Clerk’s Office, said Town Clerk Patricia Strauss.

HK Group, a Westport-based commercial real estate group that brokered the transaction, announced the sale of the 9,982-square-foot, 1930-built property on .2-acres today but did not mention the buyer or the sales price.

Real Estate Report: Location, Location Drives Sales

By Judy Szablak

When it comes to Westport real estate, the most important factor continues to be “location, location, location,” which was also cited as the top reason for a move in the recently released National Association of Realtors in-depth 2014 Profile of Home Buyers and Sellers.

That is, location of the neighborhood, convenience to one’s work location, and location of the most desirable schools.

Neighborhood continues to be the top influencer, and the Compo Beach area has been Westport’s hottest neighborhood this year by far, followed by Coleytown and the Hunt Club area, as judged by homes actively on the market as compared to the number of homes sold in these specific market areas.

The school district choice remains very important to today’s buyers as well, with Saugatuck Elementary district seeing tremendous activity, followed by Long Lots, with Greens Farms and Coleytown nearly tied for third place.

Comings & Goings: Kawa Ni to Bridge Square

WestportNow.com Image
Kawa Ni, described by co-owner Massimo Tullio as a Japanese bistro, has opened at Westport’s Bridge Square in the Saugatuck area. Tullio, who with Bill Taibe owns the popular Westport eateries The Whelk, 575 Riverside Ave., and Le Barn, 256 Post Road East, said the Japanese bistro concept is designed after Japan’s traditional pub-style Izakaya with the exception that the portions at Kawa Ni are slightly larger.  “Some people view this as Japanese tapas,” he said. “We feature a range of Japanese cuisine favorites including Men (noodles), Onigiri (rice cakes) and Donburi (rice bowls). “For many it’s often a pre-dinner culinary treat so we avoid heavy soy sauce which is filling, instead we serve pickled cabbage that has salt levels well below soy sauce which is often bloating.”  (CLICK TO ENLARGE) Dave Matlow for WestportNow.com
