P&Z Says Yes to Elm Street Land Swap

By James Lomuscio

Westport’s Planning and Zoning Commission (P&Z) tonight voted 6 to 0 with 1 abstention to give a positive report on a planned Elm Street land swap that would net the town nine additional parking spaces downtown.

The positive report is the first step allowing developer David Waldman to put up a $7 million building on a piece of the town’s Baldwin Parking Lot at 36 Elm St. in exchange for property he has an option to buy at 35 Elm St. across the street.

Waldman, principal of David Adam Realty who is heading the nearby Bedford Square Pproject, also owns the historic Kemper Gunn House relocated to the town lot three years ago.

Frist Selectman Jim Marpe has been supporting the land swap and two weeks ago requested a positive P&Z endorsement. Marpe has been bullish on the plan since the town would gain nine parking space in the parking-stressed downtown.

Real Estate Report: Transitioning Neighborhoods

By Judy Szablak

Special to WestportNow

A few of Westport’s neighborhoods are in the transitioning stage, as evidenced by new construction in areas where there have not been any newly built homes in quite a while.

These transitioning neighborhoods provide buyers with an alternative to purchasing pre-existing homes that may be in need of some remodeling that are in a similar price range, but in a more price-established area.

At the same time, these homes offer a ground floor opportunity to enter into a growing neighborhood.

It is interesting to note that when newer homes are built in these neighborhoods, nearby homeowners tend to remodel, surrounding property values tend to go up, and other new properties subsequently get built, all serving to further enhance the area.

An application for a permit to demolish the house at Westport’s 43 High Point Road, off Long Lots Road, is in process. Built in 1956, the one-story split level has 2,019-square feet, is situated on a 1.11-acre property and changed ownership this month for $675,000. Because the house was built more than 50 years ago, the application will be reviewed by the Westport Historic District Commission. (CLICK TO ENLARGE) Dave Matlow for WestportNow.com

Comings & Goings: Pier 1 Imports Closing

WestportNow.com Image
Home furnishings retailer Pier 1 Imports Inc. at Westport’s 1460 Post Road East will close at the end of October, according to a store employee. Signage at the entrance advertises discounts on inventory and reminds customers of other nearby Pier 1 stores in Fairfield, Norwalk and Danbury. Pier 1 Imports has been in Westport since 1974, first at 645 Post Road East. In the following years its locations included 950 Post Road East, now Men’s Wearhouse. The company announced in April 2015 it planned to close about 100 stores over the next three years, primarily through natural lease expirations and relocations. This, it said, is part of efforts to drive growth through its online platform, reduce occupancy and payroll costs, and improve efficiency. (CLICK TO ENLARGE) Dave Matlow for WestportNow.com

Not a Teardown But a Deconstruction on Juniper Road

WestportNow.com Image
Jim Conboy and Michele Lamothe, owners of the house at 5 Juniper Road, off Compo Road North, decided that instead of tearing down their 1,600-square foot, 1955-built ranch, they would remodel. And instead of bulldozing the part to be remodeled, they hired a deconstruction company to take it apart piece by piece. They are pictured at the house today as pieces were taken apart. According to Lamothe, “It will be a green renovation – -solar, rain water collection system, radiant heat.” She said all the contents will be reused, repurposed or recycled with only the sheet rock ending up in the trash. Preserved Piece by Piece

Workers today remove a window from the house at 5 Juniper Road, which is undergoing a descontruction prior to a renovation. Homeowners Jim Conboy and Michele Lamothe hired North Haven-based New England ReUse for the job. This is the company that performed the deconstruction of Geiger’s Garden Center at Morningside Drive North. The rebuilt house will have 3,000 square feet and be ready in early 2017. According to Conboy, the four components remaining are the foundation, floor, walls and framing. “We are the first customer of our own dismantled components—we are reusing rafters 2 inches by 8 inches and several feet in length as the roof over our master bedroom,” he said. Clarification on Property at 1620 Post Road East

In a Sept. 15 WestportNow Comings & Goings story about Stanton Miles moving, store co-owner Dave Kernstock was incorrectly quoted as saying “the building was recently purchased.”

What he actually said was “the building is being sold,” a fact confirmed by property owner Ernest Breiner, 91, of Fairfield, who says he has owned the property with his late brother since 1948.

Meanwhile, Angelo Capponi, co-owner of neighboring Pane e Bene said he had received “many calls and e-mails from the restaurant’s loyal clientele” expressing disappointment that it was leaving the site, which the WestportNow story did not state.
