Real Estate Report: Shortage of Under $1 Million Homes

By Judy Szablak

The market for homes in Westport under $1 million is fairly healthy, and although the pricing appears to be somewhat static, further review shows that is simply not the case.

An overall town-wide summary for this price pocket indicates that the median pricing of $780,000 for both active and sold properties has not changed one bit over the last year.

What has changed is that the homes that are available have gone down in size from an average of 2,369-square feet to just over 2,100-square feet from the beginning of the year.

In other words, the price per square foot has risen, even though the average and median values do not appear that way.

WestportNow.com Image
First County Bank will move into a new commercial/residential development under construction at 1135 Post Road East, at the intersection of Morningside Drive North, according to Coastal Construction co-owner Joe Feinleib. He said the bank, currently at 1260 Post Road East, at the intersection of Turkey Hill Road South, will relocate to the first floor of the building facing Post Road East next spring. The middle building of the three-building complex will house a wellness spa, while 12 residential units, including two affordable, will occupy the third building. The style will be consistent with that of the barn that occupied a space at the former Geiger Garden Center. “All three will have a residential feel with natural stone front and wood siding,” Feinleib said.
