Real Estate Report: Substantial Decrease in Older Inventory

Westport’s real estate market took a step back this past year, and the year ended up being more similar to 2016 in regards to sales; however, there were some bright spots.

While the overall statistics show the market has suffered on price, days on market, units sold and sale price to list price ratio over the last year without delving any further into it, it has gained something very significant; and that is a substantial decrease in older inventory.

Just under 15% of the homes that closed last year were on the market for at least one year, and 81% of those 53 homes were on the market between one and two years. Four homes were on the market over three years. This statistic is important to 2020 and beyond as this older inventory is now removed from the marketplace.

Compare that to 10.5%  of older inventory that sold in 2018. In fact, we haven’t seen that high of an absorption rate of older inventory since 2012, which had a rate of 16.5%.

Total volume was 485 million in 2019 as compared to just under 600 million the prior year, which was down over 10% from 2017, and still less than $560 million in 2016.

The 356 single family home sales reported to the SmartMLS in 2019 almost mirrored that of 2016 as well, with just an 11 unit difference. Both 2018 and 2017 enjoyed over 400 unit sales; 411 closed homes in 2018,and 433 in 2017.

While buyers and sellers could reasonably expect that a home would sell for 96% of list price in 2018, that percentage fell slightly to 95% in 2019.

Although the average sale price fell $96,000 from 2018 to end the year at $1,361,657, the amount of older inventory most certainly played a role in that, as well as the sales price to list price ratio.

The average days on market also increased from 98 days on 2018 to 120 days in 2019, which takes into account 110 homes that sold in less than 30 days in 2018 as compared to just 51 in 2019.

The average sales price to list price ratio has remained at 96% over the past two years, while it was 95% in 2016, however this was after one or more price reductions. Additionally, when one takes into account the original asking price to sales price ratio, 158 homes sold at 96% or better.

Fifty-four homes closed at or above asking price in 2019, and 69 homes closed at or above asking price in 2018.

Two homes closed over $5 million this past year, including 2 Driftwood Point, a direct waterfront 6,043-square foot contemporary with five bedrooms, and four and one half baths on one acre which closed at $6.3 million, and 261 Hillspoint Road, another waterfront home on a 1.48 acre peninsula which had 5,206 square feet of living area that included four bedrooms, and four full and three half baths.

The 40 new construction sales accounted for 11.3%  of all sales in 2019, and had an average sales price of $2,190,576 with an average sales price to list price ratio of 97%. This was nearly identical absorption percentage-wise to 2018, however the average sale price of the 47 homes that closed the prior year was $2,516,723 with a sales price to list price ratio of 98%.

The two “price pockets” that enjoyed the most sales last year were between $950,000- $1.2 million (64 sales) and $2-2.5 million (29 sales).

Currently, our initial deposits are on par with properties that are in pending status, which is always a good sign. A year of much fresher inventory awaits us in 2020.
