Many buyers looking for a home in Westport seek out specific elementary schools, and a few districts are more active than others.

Both Greens Farms and Long Lots Elementary Schools have 69 homes available within their respective districts.
However Long Lots has seen 24.4 percent of townwide sales in the last year, while Greens Farms has seen 19 percent.
Interestingly enough, the Saugatuck district currently has highest percentage of homes under some stage of deposit, with 39 single family homes available at an average price of $1,568,785, and an additional 20 properties that under some stage of deposit.
The average list price of a single family home in Greens Farms district is $3,293,022 and the average price of a home in the Long Lots district is $1,750,385.
Market Stats
There are now 335 homes that are actively on the market which have been listed for an average of 129 days, with a cumulative market time of 213 days. The average list price is now $2,154,885 and the median price is now at $1,599,000.
A home on Beachside Avenue is the highest priced property for sale at $22.5 million, and the lowest available priced single-family is a four-bedroom home on Saugatuck Avenue for $299,000.
Seventeen new listings came on the market in the last seven days, and two properties came back on the market after being under deposit, or temporarily withdrawn. Seventeen properties had a price change.
Five properties have gone under the initial deposit stage, which we call CTS or Show, and four properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
The average price of those four pending properties was $1,056,000. There are currently 29 homes in CTS/Show status throughout Westport, and another 46 properties scheduled to close townwide, with an average price of $1,474,346.
Closings: In a banner closing week, there were 20 single-family homes reported as sold, and they were listed on average at $1,730,450 with an average market time of 121 days. There were 86 status changes in the last seven days.
Condos: There are 17 condominiums that are available, and they have been listed an average of 83 days, with an average cumulative market time of 115 days. Their average listing price is $615,461 and the median price is $569,000.
The highest priced condo is listed at $1,125,000 and is a three-bedroom home at Terra Nova Circle, and the lowest priced unit for sale is a two-bedroom home on Bridge Street for $234,933.
There was one new listing in the last seven days, and no properties came back on the market. No properties had a price change, and no homes took an initial deposit. No homes entered into pending status.
There is one property townwide that is currently in CTS/Show status, and one property is currently scheduled to close which is listed at $819,000.
No sales were reported during the last week. There were three status changes.
Rentals: If you are interested in renting year-round, either furnished or unfurnished, there are 89 homes or apartments available. The median price is $4,850 per month and the average price is $6,542 per month. These year-round rental opportunities have been on the market an average of 67 days.
There are 53 short-term rental opportunities that are available, and they have been on the market an average of 101 days. Their average price is $11,494 and the median price is $9,000. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.
