Among Westport’s most prized neighborhoods is an inherently charming area known as Old Hill, which has been a favorite in town for many years.

There are a number of vintage or antique homes located here, with some dating back to the Revolutionary and Victorian eras.
However, some magnificently designed newer homes also dot the landscape.
Less than 10 percent of the 322 homes that are on the market town-wide are in this neighborhood, yet only seven homes that are currently available here are less than 10 years old.
As of today, there are 30 available homes here that range in price from $820,000 to $5,595,000, and range in living area from 2,681 square feet for an antique on Crawford Road to a 10,077-square foot colonial on Old Hill Road.
Old Hill is also one of the stronger neighborhood markets in town, with an average market time of just 96 days for the 42 sold properties within the last year. A less than average market time to sale, along with limited inventory earns this area some well deserved accolades and an acknowledgement for marketability and value.
Market Stats
The inventory is up ever so slightly to the 322 homes that are actively on the market. These currently available properties have been listed for an average of 124 days, with a cumulative market time of 186 days. The average list price is now $2,341,094 and the median price is holding steady at $1,799,000.
A seven-bedroom home at 2 Manitou Court is the highest priced home for sale at $12,895,000, and the lowest available priced home is a two-bedroom home at 29 North Ave. for $399,900.
Twenty-three new listings came on the market in the last seven days, and two properties came back on the market after being under deposit, or temporarily withdrawn. The 23 properties are more than double last week’s new inventory entering the market, yet the net increase over last week is just two properties, which is a positive. Eleven properties had a price change.
Nine properties have gone under the initial deposit stage, which we call CTS, and another nine properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Both initial deposits and pendings are up since last week.
The average price of these nine pending properties is $1,981,222. There are currently 23 homes in CTS status throughout Westport, and another 59 properties scheduled to close town-wide, with an average price of $1,847,808.
