As we near the end of the second quarter—traditionally the strongest real estate sales season of the year—the numbers and statistics may seem to fluctuate without any rhyme or reason.![]()

But the numbers must be taken in perspective. For example, this week’s average sale prices reflect some recent activity in the lower range.
However, this is nothing to get concerned about town-wide, as prices have not dropped. The mid-year statistics and report will continue to show growth, just as it has shown all year.
The weekly numbers: Homes: the average list price for a home in town is $2,135,283, and the median list price is currently $1,297,500.
As of this morning, there are 385 homes available, and they have been listed for sale an average of 99 days.
The highest asking price is $24,950,000, and the lowest priced Westport home on the market is $239,900.
Nine new listings came on the market this week, and one came back on the market after being under deposit. Fifteen properties had a price change, and 10 properties have gone under the initial deposit stage, which we call CTS.
Nine properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
Closings: eight properties sold this past week, and they had an average list price of $1,025,000 and were on the market an average of 244 days. There were 66 status changes in the last week.
Condos: the 28 condominiums that are available have been listed an average of 119 days, and have an average price of $602,517, and the median price of a condo in Westport is $480,000.
The highest price condo in town is listed at $1,595,000 and the lowest offering price is $239,900.
Two new listings came on the market this week, and one home came back on the market after being under deposit. One property went into pending status.
Closings: no condominiums closed in the last week. There were four status changes in the last seven days.
Rentals: if you are looking to rent year round, either furnished or unfurnished, the inventory is dwindling, however there are still 60 homes or apartments available.

Home of the Week: this exceptional historic home located ay 90 Turkey Hill Road South is listed at $1,999,000
Located in the storied Greens Farms area of Westport, this quintessential New England vintage home has been lovingly cared for and preserved since it was built in 1832.
Honored just last year with the town’s prestigious Historic Preservation Award, this 4,862 square feet home includes 12 rooms, five bedrooms, and five-full-and-one-half-baths. There are also four fireplaces and a three car garage.
Relocated to its present address more than 60 years ago from its original location near the Greens Farms Railroad station, the integrity of the renovations and additions to this home are not easily matched.
A handsome addition in the late 1990s included a family room, library and dining area, and a very special addition just five years ago focuses on a reclaimed Vermont Barn, with intact woodwork, outstanding workmanship and period details.
The 2.17-acre grounds are nearly as impressive as the home itself. Five specialty landscape illumination systems highlight the property’s organically tended gardens.
The “green” theme is also consistent with the home’s sustainable technology, which includes solar electricity and a geothermal heating and cooling system.
Charming throughout, rich in history, this is a perfect blend of vintage details and modern amenities. Annual Taxes are $21, 794.
