The market for contemporary-styled homes certainly appears to be a healthy one in Westport.

Just over 11 percent of the available single-family homes are of this type, which typically includes mid-century moderns, and uniquely angled home designs among others.
Oftentimes, we look at contemporaries as being somewhat more affordable than a traditional colonial given the same square footage and amenities.
However, reviewing activity in general from the past year may reveal slightly different circumstances, as higher demand is evident.
Unit sales have actually increased more than 20 percent over the last six months from the prior six-month period, as town-wide unit sales of all home styles combined have decreased by the same percentage, which is an incredibly large gap.
As of today, the average list price of the 28 available contemporaries is more than $2.3 million. That figure is not too far off of the entire single family town-wide average price, but it really doesn’t tell the whole story.
The average list price for the 21 contemporary homes that closed in the last six months was $1,425,776.
Once you compare that to today’s average list price, it seems like quite a hefty increase in values, which did not happen. Prices have not increased to that extreme, even though unit sales are up substantially.
Prices are gaining ground, but not that much as it would seem to appear by these stats. The difference between what is available and what has sold has a lot to do with the size and/or price range of the home, but that’s not all of it.
Looking at all of these particular statistics, it’s easy to see precisely why understanding the market can get tricky for some.
One must look at anomalies as well as averages, and there are a few higher priced homes available that give us what is considered a “false” reading.
If we remove just one such anomaly from the equation, the average price of the available contemporary homes drops by $300,000. Coupled with the fact that five of the 28 homes available are listed under $1 million, a quick glance at the numbers would not be accurate.
Well-deciphered statistics tell much more of a story than just looking at averages, or just a few properties as comparables.
Pricing a home properly involves a thorough understanding of the market’s performance and current trends, and that is whether one is buying or selling.
