First Selectman Jim Marpe was joined by other town officials, the building developers, Phil Craft, Steve Lawrence, and Arthur Hersh, and Matthew Mandell of the Westport Weston Chamber of Commerce. With this complex, Westport has now applied to the state for a four-year moratorium, giving relief from the 8-30g statute for all new such applications. (CLICK TO ENLARGE) Contributed photo

An application for a permit to demolish the house at Westport’s 146 Old Road, off Bulkley Ave. North, is in process. Built in 1962, the 1-1/2 story cape has 1,750-square feet and is situated on a 1.06-acre property. By James Lomuscio

Even though the project had been scaled back from 48 to 19 units and shortened from 64 to 50 feet high, the P&Z cited similar environmental, traffic and fire safety concerns as it did when it denied the application on Feb. 4, 2016. (See WestportNow Feb. 4, 2016)

Tonight, the commission voted unanimously in a work session to deny text amendment 751 aimed at facilitating the project. It was followed by another unanimous vote denying the proposed site plan pursuant to the state’s affordable housing statute 8-30g. The P&Z’s déjà vu denials appear to close a development plan that dates back to 2015.

That’s when Stamford-based when Garden Homes headed by Richard K. Freedman first proposed a complex of 48 rental units on the 1.16 acre property fronting the Saugatuck River and at the corner of the busy Wilton Road and Kings Highway North intersection.

Bob Weingarten (l), WHS plaque historian, presented the plaque, signifying Draves Barn, c. 1916, to owners Dr. Richard Epstein and his wife Ina Chadwick. Epstein and Chadwick acquired the property and added living space and his dental office to the house in 1984, (not in 1993 as incorrectly stated in an earlier version of this caption.) Real Estate Report: Analyze Market Realistically

By Judy Szablak

Special to WestportNow

Many people gauge the real estate market in Westport by utilizing unreliable indicators.

One that is often cited is the number of “for sale” signs that are up.

Just 77 percent of active single-family listings have for sale signs in front of them, and some of the for sale signs are on properties that are no longer available.

Out of the 242 homes that are currently for sale, 188 are noted in the MLS as having signs. Another 27 are under some stage of deposit and have signage, which is customary until the home closes.
