The building at 450 Post Road East purchased in 2007 for just under $12 million—and assessed at $10.9 million by the town in 2010—has sold for $5.4 million, according to the Town Clerk’s office.

Abbey Road Advisors LLC located at 33 Riverside Ave. sold the building, which had been vacant, to Baywater Properties LLC in Darien. It was a private sale that did not involve commercial real estate brokers.

The conveyance tax to the state was $54,154 and to the town, $13,538.50, according to the deed received Friday and stamped by Patricia Strauss, town clerk.

Subcommittee Explores Downtown Zoning Changes

By James Lomuscio

Parking structures and the construction of a movie theater were among the topics a Planning and Zoning Commission (P&Z) downtown subcommittee focused on today.

P&Z Chairman Ronald Corwin was joined by commission members Ellie Lowenstien and Cathy Walsh, as well as Laurence Bradley, director of the Planing and Zoning Department, for the hour-and-a-half brainstorming session.

It was designed to look at zoning changes that could facilitate the revitalization of the downtown.

A previous P&Z subcommittee meeting headed by Howard Lathrop Monday morning looked at changes that were outside the P&Z’s purview, but the commission could suggest nonetheless.

Real Estate Report: Market at Steady Pace

Although the average sales price may seem to have dipped nearly $200,000 in the last week, remember that more than one-third of the homes available in town are listed within the $1-2 million range, and these sales are well within that range.

A change from one week to the next that might appear drastic upon first glance, is not necessarily so when you look at the big picture. The real estate market is gauged by snapshots in time, and the only true way to gauge the market is to gauge those “snapshots” as they relate to each other.

On the whole, we have a great market, with excellent opportunities for both buyers, as well as sellers.

Honoring Our Heritage: 14 Charcoal Hill Road

WestportNow.com Image
Natalie and Harry Maynard are honoring Westport’s heritage by displaying a Westport Historical Society plaque identifying their 1929-built home at 14 Charcoal Hill Road as being designed by architect Frazier Peters. Peters and Albert Violet purchased 15.4 acres of land from William Meade Williams in 1927 and subdivided the land into building lots. This lot was purchased in 1929 by Porter Emerson Browne, a writer and playwright, who had the house built. In 1947, George and Helen Hook purchased the property from Louis Dublin, and Natalie Hook Maynard inherited her parents’ property in 1977. The Maynards kept the property because they fell in love with the house, the setting and landscaping. To them each room had a unique charm and the windows have great vistas with the living environment never boring inside or outside. Peters designed his houses on sites which he believed to be attractive and which would stand the test of time environmentally. (CLICK TO ENLARGE) Bob Weingarten for WestportNow.com

Saugatuck Center: More Than a Ribbon-Cutting

By James Lomuscio

Saugatuck Center is his company’s two-building, retail, residential and office development situated on one-acre on Riverside Avenue overlooking the Saugatuck River.

“What it means for Saugatuck is that we’re bringing the neighborhood back, a neighborhood that hasn’t been here since the turnpike came through,” said Gault, president of LH Gault & Son, Inc., a hometown company started in 1863.

“For Saugatuck we’re creating much more of a village type feel here, and for all of Westport, we’re welcoming them back to Saugatuck to use the boardwalk and to use the shops down here.”
