An application is in process for a permit to demolish the house at Westport’s 79 Richmondville Avenue, off Main Street. Built in 1956, the one-story ranch is 1,380 square feet on a .65-acre property. The house changed ownership this month for $725,000. Because the house was built more than 50 years ago, the application will be reviewed by the Westport Historic District Commission. A 4,200-square-foot commercial building is poised to go up at Westport’s 100 Post Road East following last week’s Planning and Zoning Commission (P&Z) site plan approval.
The downtown’s first major commercial construction in decades, the building is to be situated adjacent to Old Town Hall and at the site of the vacated, drive-up TD Bank kiosk.
“We’ve had much interest in the property from prospective tenants, but I want the right tenant,” said Rob Haroun, principal of Old Town Hall LLC.
“I do not want to lease it for food use,” he added, noting that he is in discussion with two clothing companies he did not disclose. “With Urban Outfitters across the street, and 90 Post Road East (Old Town Hall) leased to Spruce Home and Garden, and the Town Hall Restaurant opening in its lower level, Westport’s downtown has been extended.”

The Pending Home Sales Index (PHSI) assists in predicting future sales by the amount of pending contracts that were entered into in the last reporting period.
Chief economist at NAR Lawrence Yun, indicated that he was hopeful with the latest index results.
“Given more favorable housing market conditions, the trend in contract activity implies we are on track for a more meaningful sales gain this year,” he said. “With a sustained downtrend in unsold inventory, this would bring about a broad price stabilization or even modest national price growth, of course with local variations.”

Real Estate Report: Affordable Westport
By Judy Szablak
Westport has not been this affordable in years, and a review of recent sales confirms it. The under $1 million price range has shown substantial activity over the last six months and continues to be strong.

Almost 25 percent of all the homes available for sale in Westport are listed under $1 million, and more than 47 percent of all the homes sold or pended in the last six months have been in this affordable range.
While the flurry of activity in this range is good for single family home sales, the condominium market has suffered because of it.
Those selling condominiums need to take special note of the single family home market conditions as they do relate to the sale ability of their home.
