Developer Pleased With P&Z Bedford Square Approval

By James Lomuscio

While many Westporters had their eyes on Little League baseball Thursday night, the Planning and Zoning Commission (P&Z) gave its final approval to the Bedford Square project, a massive Church Lane development set to redefine the downtown.

The approval came after more than seven years of David Waldman, a principal of Bedford Square Associates, going before more than a half-dozen boards and commissions to develop the Westport Weston Family Y building into 594,454 cubic feet of retail, restaurant and residential space.

It will be spread across four new buildings, all in the English Tudor style of the Y’s historic Bedford Building, which will be part of the complex.

“The process required by the town of all developers, in our instance, at the end of the day resulted in a better project, and we’re very pleased,” Waldman said today.

“It was not worth staying open for another year while construction all around us makes it unsightly for customers,” said Rick Demers, executive chef, as he stacked chairs today from the restaurant.

“We only have one window left that faces the water. The rest is blocked by construction. We got through the winter in good shape, but construction did us in during the spring and summer.”

Demers also pointed to a sign in the parking lot owned by his landlord that restricts restaurant parking hours to 6 p.m. to closing. “Since that sign went up, our lunch business, which was 24 percent of the total, dropped to 8 percent,” he said.

Real Estate Report: Understand the Statistics

By Judy Szablak

In evaluating the Westport real estate market, just like any other, statistics tell the story. But sometimes you have to know the hidden story behind some of the statistics.

For example, unit sales for the first six months of this year compared to last are up more than 20 percent town-wide—212 compared to 182. A few neighborhoods have seen significant gains.

On average, prices have been steady, although some areas have experienced price increases, coupled with inventory shortfalls.

The Coleytown area is an example of the numbers not quite being what they appear. This area has had the same number of sales during this same period, year over year, suggesting that prices have decreased.

Real Estate Report: Condo Sales on Upswing

By Judy Szablak

After a rough beginning this year for condos, this segment of the Westport real estate market has been going under deposit at an unusually brisk pace.

In fact, in the last 90 days, 13 of the 16 sales recorded through our local Multiple Listing Service (MLS) year-to-date were reported as closed. Compared to the two units that sold in the first quarter of the year, this is quite a significant jump.

Also worth noting is that two condominiums sold at their listing price with no negotiations, and one unit sold in Harvest Commons for $47,500 more than the asking price.

Right now, the condo supply is very low, with only six units available throughout town, and demand remains high.
