An application for a permit to demolish the building at Westport’s 500 Main St. is in process. Built in 1900, the one-story commercial structure, formerly occupied by Daybreak Nurseries (see WestportNow April 30, 2104), has 3,211 square feet, is situated on a 1.56-acre property and changed ownership this month for $1,350,000, which includes the property recorded as 498 Main St. Because the structure was built more than 50 years ago, the application will be reviewed by the Westport Historic District Commission. The purchaser has said four homes will be built on the combined 2.2-acre site. (CLICK TO ENLARGE) Dave Matlow for WestportNow.com

Real Estate Report: Don’t Rely on Online Appraisals
By Judy Szablak
When looking to buy or sell a home in Westport, it’s easy to find estimates of value online, and pricing your home through these online sources without a Realtor is easier than ever. Or is it?

The pricing disparity between sites like Zillow, Homes.com, Trulia and others can leave you scratching your head as to which one is correct.
Prices can vary on these sites as much as 25 percent—for the same property. For instance, the average price of a home on the market right now in Westport is about $2.4 million.
One site would say that home would be priced at $3 million, while another could say the value is more in line with $1.9 million. That would be a very costly six-figure mistake.

Westport’s Cheryl Scott-Daniels (r) is just back from Washington, D.C. where, as president of the Mid-Fairfield County Association of Realtors (MFCAR), she met with U.S. senators, including Sen. Chris Murphy (c) of Connecticut. With her is Carol Heins, executive officer of MFCAR. Connecticut’s other senator, Richard Blumenthal, was on their meeting list as they pressed issues of interest. They included preserving the mission and purpose of the FHA program, reforming the secondary mortgage market to provide certainty in the U.S. housing market, and other tax policies including the mortgage interest deduction, property tax deduction, mortgage debt forgiveness tax relief, and the like-kind exchange. Clothier Jos. A. Bank has relocated from the Compo Acres shopping center at 372 Post Road East, to Westport’s Colonial Green, 260 Post Road East, in the space previously occupied by George Subkoff Antiques, which relocated to 5 Post Road West. According to assistant store manager John Donaher, Jos. A. Bank opened at the Compo Acres location in the late 1990s. He said the new and former locations have approximately the same square footage. “Our lease ended and it was as efficient to move as it would have been to make the necessary renovations at the Compo Acres location so it was decided to relocate.” (CLICK TO ENLARGE) Bob Eckman for WestportNow.com
