Another 8-30g Affordable Housing Project Coming?

Regulatory review has begun on plans for an affordable housing development at 122 Wilton Road, across from Willows Medical complex, according to Alicia Mozian, Westport’s conservation director.

She said the proposal includes 48 units housed in a 64-foot building on the 1.16-acre lot as well as an alternate schematic with a 44-foot building and underground parking.

Mozian said the acquiring party, Stamford-based Garden Homes Management Inc., is in the contract stage for purchase.

“The proposal is in the preliminary assessment stage and requires review by the Flood & Erosion Control regulatory authority,” she said.

Added Larry Bradley, Planning and Zoning director: “It appears to be an 8-30g, but it hasn’t come to my office yet.”

He was referring to the state statute which allows developers to disregard local zoning regulations if less than 10 percent of the town’s housing stock is not affordable.

According to the real estate listing for the property, it is on the town sewer and has Aquarion Water Co. water service.

“Approvals in place for 5-bedroom home with 4-car garage on sewer, walk out lower level and circular drive, oriented to take full advantage of the views of the water and twinkling lights of downtown Westport,” the listing says.

“Garage and parking faces the busier corner making a natural buffer. Inside the house, you will feel like you are in a magical place! Sewer, town water.”
