The significance of the activity in just the first week of March signals a greater that usual seasonal upswing.

Inventory is growing at a nice pace, and deposits are already on the rise. In fact, the active listings as compared to the initial deposit ratio is better than it has been in many months. The ratio is important, as it speaks to where the market is headed in the next 60 days.

The initial deposits are also approaching the same number of pending properties, which is also another indicator of heightened activity. While some may argue that this is merely a seasonal trend, the numbers speak just a bit differently, especially at this early stage.

An application for a permit to demolish the commercial building at Westport’s 36-42 Main St. is in process. Built in 1930, the two-story office/storefront complex has 9,906 square feet, is situated on a .2-acre property and changed ownership in November 2014 for $9.2 million. The space was formerly occupied by Bobby Q’s, Shoe-Inn, and The Brownstone as well as offices upstairs. Because the building was built more than 50 years ago, the application will be reviewed by the Westport Historic District Commission. (CLICK TO ENLARGE) Dave Matlow for WestportNow.com

Finance Board Gives Nod to Land Swap Deal

Having won a $750,000 one-time upfront payment, the Westport Board of Finance tonight gave its approval to a land swap with developer David Waldman on Elm Street.

Selectman Avi Kaner outlined the deal to the board, calling it a “triple win” for the town.

In addition to the one-time payment, the town will receive approximately $38,000 in annual taxes and gain nine parking spaces, he said.

More importantly, Kaner said, the town will benefit by the beautification of Elm Street as part of its overall downtown renewal.

A New Start Planned for White Barn Theatre

The drama surrounding the fabled White Barn Theatre complex, the brainchild of the late play producer Lucille Lortel, is now in its final act, with supporters poised for a happy denouement.

A contract to buy the 15-acre property on the Norwalk and Westport border was signed recently between the White Barn Theatre Foundation and the property’s current owner 78 Cranbury Road LLC.

The contract secures the property if the foundation raises $1.2 million to complete the transaction by this spring, says Waldo Mayo, White Barn Theatre Foundation president.

He said nonprofit, Virginia-based Conservation Fund has tentatively committed to lend the balance of the $4.95 million purchase price.
