Special to WestportNowSales activity levels in Westport are currently favoring buyers, however deposits in one particular neighborhood are strong.
The Coleytown area is by far the most active in town, with homes in varying stages of deposits representing 22 percent of the buyer activity townwide.
According to the SmartMLS, there are currently 54 homes available with an average list price of $1,704,387. These homes are 5,014-square feet on average and have 1.76 acres of property.
New construction accounts for 10 of these homes and their average price is $2,352,300. Five have closed in the past year and were listed on average at $2,264,600.

The PPG Paint Store, 413 Post Road East in the Compo Shopping Center, will close at the end of the month according to store manager Bill Hagan (above). He said the location has been the site of a series of paint stores for more than 20 years, starting as Brandman Paints in 1994 followed by Painter’s Supply in 2003 and then PPG three or four years ago. Longtime Westporter Katie J. Phillis, who shares space and rent with PPG, said she would now have to move her wallpaper/design business to her Westport home. An application for a permit to demolish the house at Westport’s 1 Pine Tree Drive, off Roseville Road, is in process. Built in 1966, the two-story colonial has 2,420-square feet and is situated on a one-acre property. Confirming widespread rumors, developer David Waldman said today that Williams Sonoma, the upscale chain offering high end cookware, house label kitchen accessories and gourmet goods, will relocate from 136 Main St. to a space in the newly constructed Bedford Square development in early 2018. A new eatery, 190 Main, opens early next month at Westport’s 190 Main St., next to Joe’s Pizza. The space was previously occupied by the Vine Wine Room that closed in July and the the Luxe Wine Bar, which closed in April 2016. Owner Steve Garrett (above), a Branford resident, said the new restaurant will offer a small plates menu, featuring seafood tapas.
