Real Estate Report: Slow Start to 2012

By Judy Szablak

This year the Westport real estate market is off to a slower start than 2011, something especially notable in view of the inclement weather of early last year and its impact on buyer activity.

The 31 sales reported in the first 45 days of this year slightly edge out last year by just one sale. With the unusually mild weather this year, sales should be more brisk.

Town-wide sales volume is down in this crucial 45-day year-over-year period by almost 25 percent. Inventory is up by almost 25 percent.

While the spring market is already upon us, don’t push pricing and don’t anticipate any seasonal price increases just yet. Stage your home properly to effect a sale in this still somewhat unsettled market.

Real Estate Report: Market Showing Movement

By Judy Szablak

The best encouraging news that we’ve had for quite some time is that Westport’s real estate market activity is showing some clear movement in the mid-range to lower segment of the upper tier market.

This has been trending for the last month or so, and is evidenced by increased median prices, coupled with the pending sales more than $1.5 million that now comprise almost 50 percent of all pending activity in the last 60 days.

This is all wonderful news, however, don’t push the listing price of your property just yet. Values have not increased.

This year’s home sellers have been pricing their homes more in line with the market, and the recent movement is just as indicative that buyers purchase well priced homes as it is for sellers who have begun to understand that pricing their home properly will have a big effect on its saleability.
