Awash in Concerns, Water Tanks Decision Moved to September

The Aquarion Water Company’s plan to replace a failing 1.5 million gallon North Avenue water tank with two 2.5 million gallon ones drew concerns from neighbors and commissioners at tonight’s Planning and Zoning Commission (P&Z) hearing.

Neighbors argued that Aquarion had not given them adequate notice, just three weeks, about a project that could negatively affect their home values and quality of life.

“I do want you to know that we feel as though we’ve been hit in the gut a little bit, and I want you to be aware,” Jodi Hardin of 58 North Ave. told Aquarion officials.

She and others said North Avenue already is busy because of Staples High School, which sits across from the current, 1956-built tank, and nearby Bedford Middle School.

Honoring Our Heritage: 188 Cross Highway

The owners of 188 Cross Highway are the newest recipients of a Westport Historical Society (WHS) historical plaque. Bob Weingarten, WHS plaque historian, presented the plaque to Wendy Van Wie and Mark Yurkiw, who bought the house in 2003 when it was in foreclosure and abandoned, according to Van Wei. The couple meticulously restored the house while also saving the two original fireplaces. According to Weingarten, the house, known as the Meeker House c. 1728, is the oldest of the many Meeker houses in the Cross Highway area. It was built in c. 1728 by Samuel Meeker and remained in the Meeker family for five generations until 1917. A Facelift for Former Save the Children Home

The building at 54 Wilton Road, former home of Save the Children, is getting a facelift, according to developer David Waldman, one of the owners. He said workers are removing the “exterior skins” from the center section. A new middle section will then be created that will house the lobby of the new building. He said the construction is an “adaptive re-use” since the internal support structure remains. Southwestern CT Housing Prices Strain Owners and Renters

Almost half of Americans pay too much for their rent, and in southwestern Connecticut those numbers are even higher, says a national study.

Harvard University’s annual State of the Nation’s Housing report says 18 million renters across the nation are burdened by their housing prices. Homeowners and renters are considered “burdened” if they spend more than 30 percent of their income on rent.

In Fairfield and New Haven counties, about 55 percent of renters are considered burdened. Both counties are in the top 10 in the nation for percentage of burdened renters. The national average is about 48 percent.

Additionally, over 11 million renters in the U.S. were considered “severely burdened” in 2015 because they paid at least half of their income for housing. The number of homeowners considered severely burdened was at its lowest since 2004, but there still were more than 7.5 million Americans in that category.

Market price is extremely important, and currently the Coleytown and Long Lots areas are enjoying a positive perception of value in the minds of buyers.

Both areas comprise one-third of all of the initial deposit activity within the last month.

That does not necessarily mean that other areas in town are not doing well. There are many factors to consider, including size, price range, home amenities, and location.

That’s according to the 2017 Homebuyers and Sellers Generational Trends report recently published by The National Association of Realtors.

Some very interesting data in the report included the top five website features that buyers and sellers look for when shopping for a home.

Photos were number one on the list, followed by detailed property information, floor plans, virtual home tours, and recently sold home data.

Gallery: First Look: Savannah Bee Company Opening


Savannah Bee Company, known for its premium artisanal honeys and honey-based health and beauty products, today applied finishing touches for its grand opening in Westport on Friday. It is located at 47 Church Lane in the newly constructed and recently opened Bedford Square complex anchored by the Anthropologie store. According to Hillary Mack of the Savannah-based company’s management team, Westport will be its eight location; others are in Georgia (4), South Carolina (2) and Florida (1).  Mack said the business, founded by Ted Dennard in 2002, distributed its bee products through wholesale channels before opening its first retail operation in Savannah in 2008. Comings & Goings: Nike Running to Close

An employee today confirmed a longtime rumor that the Nike Running store, 69 Main St., will close by end of 2017. The employee said the Nike trend now is to limit retail locations to “outlets and large cities.” The store opened in November 2011 and suffered severe flooding during Super Storm Sandy in 2012. One local real estate source estimated there are now 10 vacancies or availabilities in the Main Street area, one of the highest such rates in recent years. Real Estate Report: Westport Market Does Not Mirror State

There have been a number of recent articles about the Connecticut real estate market, saying in general the state lags behind the rest of the country.

However, one should not necessarily interpret that to mean that Westport’s recovery has mirrored the overall state situation.

According to one recent article, single family homes in Connecticut gained just 0.5 percent in value, while 6 percent gains were posted on a national basis.

Westport’s market tells a different story. In fact, our unit sales are up this year by 14 percent, and our average closed prices are up by 3.5 percent over last year at this time.

180 Post Road East Sold for $18 Million

The combined retail/office building at Westport’s 180 Post Road East has changed hands for $18 million, according to a filing recorded in the Town Clerk’s Office on Monday. The town reaped $45,000 in conveyance taxes for the sale while $225,000 went to the state. The building, which recently underwent extensive renovations, last changed hands in 2013 for $11 million (see WestportNow Aug. 30, 2013).
