180 Post Road East Sold for $18 Million

The combined retail/office building at Westport’s 180 Post Road East has changed hands for $18 million, according to a filing recorded in the Town Clerk’s Office on Monday. The town reaped $45,000 in conveyance taxes for the sale while $225,000 went to the state. The building, which recently underwent extensive renovations, last changed hands in 2013 for $11 million (see WestportNow Aug. 30, 2013). Remembering Mom

Timon Malloy, principal owner of the newly renovated, solar-powered office building at 500 Post Road East, today shows the painting he selected for the ground floor entrance area. Called “Compo Beach,” it was done by his late mother, Susan Malloy, artist and philanthropist who died in April 2015. (See WestportNow April 14, 2015) “It is very personal to me,” he said. “it was the last large size painting she completed.” It was announced today that Morgan Stanley will consolidate its two Westport offices in the building. Real Estate Report: Newly Built Homes 20% of Inventory

There are currently 75 newly built homes in Westport, 44 of which have a completion date in 2017.

Those 75 homes comprise approximately 20 percent of our available inventory, and over the last year 13.8 percent of the new home sales reported to our Multiple Listing Service increased our townwide average sales price by over $157,000.

As of today, 16 newly built homes are under some stage of deposit, and there were 57 sales in the last year that had an average sold price of $2,470,618.

New construction is healthy for the real estate market, and indicates movement from starter homes, to midlevel homes, as well as luxury properties.

Real Estate Report: Median Price vs. Average Price Explained

The median price of homes sold in Westport has remained fairly constant at about $1.7 million over the last few years, while the average price has consistently been over $2.1 million.

The disparity comes with average pricing that includes market anomalies, such as entry level homes that are on the lower side of the spectrum, as well as the increasing amount of upper end luxury properties, which effectively tilts the townwide averages on the higher side.

The median price is considered a “central tendency,” and identifies the middle of any given range, where there are equal amounts of higher and lower priced properties.

While median and average can be very close to one another, the higher “average” price that is so common in Westport is in fact influenced by a growing number of luxury properties.

Judge: P&Z Acted Properly Denying 8-30g Project

A Hartford Superior Court judge’s ruling to dismiss an affordable housing lawsuit against the town involving a proposed 48-unit multi-family housing project at the busy intersection of Kings Highway North and Wilton Road brought cheers today from town officials.

Town Attorney Ira Bloom, who successfully argued the town’s case, said it was the first 8-30g decision involving the town in his memory. He said the developer has 20 days to file an appeal.

The suit was filed under the 8-30g state law, which allows developers to override local zoning laws if a municipality does not have 10 percent of its housing stock listed as affordable, which Westport does not.

In dismissing the lawsuit filed more than a year ago by Stamford developer Richard K. Freedman, Judge Marshall Berger said the commission properly reviewed the environmental impact of the proposal by Freedman’s Garden Homes Management Corp.

Even though the average price of a home in Westport has been consistently hovering over $2.1 million, there are still plenty of options available under $1 million.

In fact, 22.7 percent of the current single-family inventory falls in that range.

On average, these 84 homes are priced at $799,883, and one could expect an average size home of 2,497-square feet.

The market is moving nicely in this price pocket as well, with 10 under the initial stage of deposit, another 27 scheduled to close, and 27 homes that have closed in just the past 90 days, which indicates an active market.

WestportNow Teardown of the Day: 15 Covlee Drive

The house at Westport’s 15 Covlee Drive in the Saugatuck Shores area is WestportNow’s Teardown of the Day -— with an unusual history to it.

It was in 2005 that the 1952-built, two-story split gained some notoriety because its owner, Joan Raymond, was so unhappy with the way the neighborhood was changing that she erected a lawn sign outside her house: “Slow: Pre-McMansion Historic District.”

Her action and the resulting WestportNow story (see WestportNow June 10, 2005) brought lots of attention to the retired dietitian. She died in July 2011 at age 82. (See WestportNow July 20, 2011)

Not only did Raymond publicly display her feelings through a lawn sign, but she also taped a sign to a window offering guided tours of her disappearing lifestyle.

Honoring Our Heritage: 16 Morningside Drive South

The owner of 16 Morningside Drive South is the newest recipient of a Westport Historical Society (WHS) historical plaque. Bob Weingarten, WHS plaque historian, presented the plaque to longtime Westporter Anne Beers, who has lived in the house since 1976, two years after she relocated to Westport from Tulsa, Oklahoma. According to Weingarten, the house, known as the Charles Banetz House c. 1901, was built by Banetz who, according to records, emigrated to Westport from Hungary in 1893. Westport Company to Build Southport Senior Living Facility

Westport-based Maplewood Senior Living announced today that it has closed on a 27-acre parcel of land in the heart of Southport where it will build a new luxury, three-story, 98-unit assisted living and memory care community.

Preparation of the site, just over a mile from the Westport-Fairfield border, will begin immediately with the intention to begin construction this summer, an announcement said.

The project, to be known as Maplewood at Southport, includes restoration of wildlife and the Mill Pond dam area, location of a former Ice House. The area overlooks the scenic Mill Pond in the Mill Hill neighborhood adjacent to Mill Hill Elementary School.

The development of a 92,000-square foot senior living community will evoke the tradition of the rambling Adirondack and coastal New England grand resort hotels of the early 20th century, the announcement said.

Real Estate Report: Contemporary Surprise

It may be no secret to some that colonials are by far and away the best selling style homes in Westport.

What comes as a unique surprise is that contemporary-styled homes are second in line, which has not been the case in the past.

There has been a general “pecking order” of sorts for the most sought after homes, and contemporaries were almost always relegated to the bottom of the list. That’s just not the case any more, or at least this year.

According to our Multiple Listing Service, 14 percent of all single family home sales were of the contemporary style, which was a higher percentage than cape cods, or ranches.

An attempt to reach its Greenwich location resulted in a message announcing the number is no longer in service. There was no answer at its North Salem, New York and Huntington, New York locations.
