Examining the House at 1 Wilton Road

WestportNow.com Image
Town officials today visited 1 Wilton Road, at the intersection with Post Road East, to determine whether work being done on the 1830-built structure exceeded previously granted approvals. Among them were Randy Henkels, chair of the Historic District Commission (HDC), Carol Leahy, administrator of the HDC, and Steve Smith, building official. After surveying the site, Henkels determined that indeed more than 500 square feet of the building had been removed and surpassed the demolition threshold. Lucian Vita, principal of the group that owns the house, will now have to appear before the HDC to seek a partial demolition approval to be able to continue the renovation of the house. Smith said at this point, the house is unstable and “a good wind could bring it down.” He asked that sheathing be place around the exterior. (CLICK TO ENLARGE) Contributed photo

Real Estate Report: Opportunities Under $1 Million

By Judy Szablak

Special to WestportNow

There are opportunities for both sellers and buyers in all in Westport’s real estate market under $1 million.

WestportNow.com Image
Featured Home: This home at 10 Maplewood Ave. is listed at $699,000. (CLICK TO ENLARGE) Photo courtesy of William Raveis- Westport

Twenty-three percent of single family homes available are listed under $1 million. That is a nicely balanced mix that slightly favors sellers over buyers, yet still offers a selection for buyers.

There are 79 homes in this price pocket, and statistics indicate nearly three weeks less market time than the town on average. Forty-seven percent of these properties are located in the Coleytown, Long Lots and Greens Farms areas.

The market for the starter range is healthy, and helps to create a domino effect for the upper ranges, as these homeowners tend to move up within the town.

For P&Z, 5 Candidates, 4 Parties, Multiple Issues

By James Lomuscio

(UPDATE) Westport’s new town plan, traffic, affordable and senior housing, businesses friendly regulations and zoning enforcement dominated tonight’s debate among five Planning and Zoning Commission (P&Z) candidates.

WestportNow.com Image
P&Z candidates participating were (l-r) Michael Cammeyer, Greg Rutstein, John Olefson, Jennifer Johnson and Danielle Dobin. (CLICK TO ENLARGE) James Lomuscio for WestportNow.com

The P&Z Town Hall auditorium debate sponsored by the Westport League of Women Voters (WLWV) capped tonight’s two earlier presentations for four unopposed Board of Education members seeking reelection and three candidates for the Zoning Board of Appeals.

The P&Z debate was also the most heated as Democrats Danielle Dobin, Michael Cammeyer and Greg Rutstein squared off against Republican John Olefson and Jennifer Johnson, a third party candidate endorsed by the Coalition for Westport. Save WestportNow has also endorsed the three Democrats.

Johnson threw down the gauntlet at the start, calling the town Plan of Conservation and Development (POCD) recently approved by the P&Z “a grave disappointment” that had little public input and for which she had to employ the Freedom of Information ACT (FOIA) to review a copy of a draft.

Elm Street Land Swap Amendments to be Heard Thursday

Text and map amendments designed to implement the Elm Street land swap between the town and local developer David Waldman are scheduled to be heard at the Planning and Zoning Commission (P&Z) meeting Thursday at 7 p.m. at Town Hall, it was announced today.

According to Planning and Zoning Director Mary Young, the text amendment aims to modify the zoning regulations to create a new Business Center Retail Residential (BCRR) district.

Simultaneously, the P&Z is set to review a map amendment rezoning property adjacent to the Kemper-Gunn House at 35 Elm St., the town’s exchange parcel, and 36 Elm St. to the BCRR designation, Young added.

She said that if the applications are approved, the next step in the approval process will require a site plan for development of the “exchange parcel” and 36 Elm St.
